Getting Started

Portland Property Management provides free on-site rental assessments to set the appropriate expectation from the get-go. We will also provide an analysis of comparable properties that are currently on the market so that you can get a feel for what your competition looks like. From there, we work with you to define availability dates and marketing strategies to work towards finding a renter.

Initiating Services

Once you have committed to working with us, we will meet you again on-site to assemble all the specifications, marketing photos, and ‘to-do’s’ we need to get your property out on the market as quickly as possible. We’ll discuss strategy for making the property rent-ready, create a timeline for necessary contractors and cleaners, and get a nice looking, professional sign out front to attract immediate attention.

Marketing

Portland Property Management has a very effective marketing strategy that utilizes all free marketing resources available such as frequent postings on Craigs List to generate as much interest as possible in your property. We also offer additional options if you are looking for maximum exposure in the marketplace.

Leasing

We provide 7 day availability for marketing, call screening, and showings of your property. Thorough credit, criminal, rental reference, and employment verification checks are completed for any applicants at no cost to you. Furthermore, we will work together with you to decide if we have the right tenant fit, while ensuring we are working within fair housing requirements.

Tenant Move-In

Once a tenant is approved for move-in to the property, we take the necessary steps to secure the tenant and prepare any lease paperwork necessary to begin tenancy. A walkthrough assessment is done to ensure tenant is being provided with rent ready home, as well as to document condition of property at tenant move-in. In addition, we like to offer our tenants education from the start with regards to sustainable living and neighbor friendly practices.

Rent Collection and Ongoing Management

The key to a successful landlord/tenant relationship is experience. And Portland Property Management has the systems, processes, and procedures necessary for ensuring that success. Regular communication to you regarding happenings at the property help to create a positive tenancy and make you feel involved while remaining anonymous if desired. In the rare situation where legal means are required, Portland Property Management will coordinate and advise with assistance from a qualified legal professional.

Maintenance

The cost of maintenance is never welcome, but undoubtedly an essential part of the upkeep and reinvestment in an investment property. With that, we like to provide you with multiple options, estimates, and offerings before any major maintenance decisions are made. We have a large portfolio of contractors available to cover any maintenance needs for the property. If you have personal preference for use of sustainable maintenance offerings, we can provide that as well.

The Bottom Line

Your monthly disbursements will arrive along with comprehensive reporting that provides you with a break down of your current month’s activity. We are available to step through this with you in the event you have any questions upon receipt. If your preference is for receipt of electronic reporting, we can make that accomodation.

Turnover

Always inevitable is the turnover process in which our tenant vacates the home. At that time, Portland Property Management will provide you with a fully documented and photographed walkthrough assessment of the property. We can work with you to determine what maintenance work will needs to be done, any updates that may be necessary, or cleanings that need to be scheduled. From that, we work together to decide what may be tenant chargeable or simply wear and tear. From that we will take care of final accounting to tenant to close things out.
